The ZIP contains machine-readable CSVs: File 01 LCRA perception, File 02 LCHO perception, File 03 combined perception, File 04 management information, Files 05–06 landlords not included, plus a data dictionary (File 0A) and table coverage (File 0B). The 2023/24 release was Excel-only (no CSV ZIP found on its page).

Granularity, coverage, period

Granularity: per registered landlord (ProviderName / ProviderNumber), covering large registered providers with 1,000+ social homes. Local authority landlords (councils with retained housing stock) are included alongside housing associations — filter on ProviderType; ~142 rows in File 01 mention "council". Not all councils appear: councils that transferred their stock (LSVT) are not landlords and are absent.
Geographic coverage: England only.
Period: 2024/25 covers year to 31 March 2025; 2023/24 covers year to 31 March 2024 (first TSM year).

Refresh cadence

Annual. 2024/25 edition published 4 November 2025 (data files revised December 2025). Next edition (2025/26) expected around autumn/winter 2026.

Caveats

Both editions carry version suffixes (v1.1, v2.1) indicating post-publication revisions; asset URLs are version-specific.
Files 05/06 list landlords excluded from the perception/management tables (e.g. survey requirements not met) — check these before treating absence as missing data.
Perception measures are survey-based with per-landlord margins of error (Estimated_margin_LCRA etc.); methodology varies by landlord (census vs sample, collection mode), documented in the data quality note: https://assets.publishing.service.gov.uk/media/69035492e2ebc0fb39a51fe5/20251002_2025_TSM_Data_Quality_and_methodology_note_FINAL.pdf
2023/24 was the first collection year — comparability caveats apply between the two years.
